The hostess will greet and lead in the guests at arrival. For your planning purposes - if you need to know where this property is located - look up Mellon's Country Store in Mountain View, AR on a satellite image. We're about 5 minutes East from there - in an off-the-map location. And behind an electronic gate. (Trying to go see it for yourself in a car will be futile)
Turn by Turn directions for other members of your group will be distributed closer to arrival. No first arrivals to lodge are permitted after 10PM. This is due to the circuitous route in and the sleepy neighbors you have to pass. We aim to be good neighbors.***

ABOUT US, THE BOOKING PROCESS AND FEES
We are Ivy Vacations LLC and are readily found in a search. We love the area and mostly live very locally to the properties.
All properties are self check-in – with key code – after 4pm. Check out is 11.
Confirmed guests received our self penned "Local's Guide" to the area. The contact info you provide is important. We send welcome and access info there and call/text morning of arrival with the door code. Check your spam please.
Taxes and clean/supply fees are always required as is a processing fee that varies dependent who you are booking through.
We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.
1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.
2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.
3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees
4. Please note that 3rd party sites like airbnb have different polies in effect. Please read their fine print.
PENALTIES:
15% anytime 15% = down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival
