1. Is the property available?

- Yes, if the dates are on the calendar and you can message me, the property is available. Dates blocked off on the calendar are not available. We do ask guests complete their profile with a picture prior to completing their reservation as an added measure to help prevent fraud.

2. Where is the property located? What is nearby?

- The property is at the popular Northend of Carolina Beach. The address to the property is 1801 Canal Drive, Building A. The unit number will be provided 5 days prior to check in. The property is a short 2-minute walk from the beach access and Freeman park which is a popular drive on beach. A Tiki Bar on the pier is also short 2 minute walk away with comfy bar food, spectacular ocean views and unbelievable drink specials. The famous Carolina Beach Board walk is a short 5 minute cruise away. Downtown Wilmington and Wrightsville Beach are 25-30 minutes away depending on traffic.

3. Information about the property and community

- Property is located in Breakers community which is one of the hottest condo developments in Carolina Beach because of both ocean and marsh views and close proximity to Freeman Park. Built in 1980s the building is older, but most of the units have been fixed up (including ours) which adds to the class of the community. But again, building is older. THERE IS NO ELEVATOR. Property is on the 3RD FLOOR. MUST BE ABLE TO WALK UP 2 FLIGHTS OF STAIRS (Approximately 20 steps). Trust me the views are worth it. Building is older so subject to some ambient noise. There is live music during peak season at the pier across the street at night. Do not recommend if you are looking for complete solitude, but most guests including light sleepers and myself have no issues. Lively but largely classy community. Mostly vacationers during the summer. Mostly residents during off season. Parking lot below property allows for easy parking of 2 cars, just remember your parking passes.

4. Do you allow pets?

- We love pets, but to ensure the highest quality property we unfortunately have a strict no pet policy except for documented service animals. No exceptions will be made. This includes small pets, well behaved pets, mature pets, hypoallergenic pets, etc. Anyone who disregards this policy will be subject to a $250 fee + damages and a poor review on Airbnb.

5. Do we allow smoking?

- No smoking is allowed on the property including the deck or outdoor areas. Any evidence of smoking on the property will again result in a $250 fee + damages and a poor review on Airbnb.

6. What is your check in policy? Do you offer early check in?

- We are proud to offer an easy self-check in starting at 3pm on day of the reservation. 5 days prior to your reservation you will receive an Airbnb message with a check in code (for a lock box next to the front door), unit number, additional parking info, etc. UNFORTUNATELY WE ARE UNABLE TO OFFER CHECK IN EARLIER THAN 3PM. The property frequently has same day check ins, so not offering early checking during any season is the best way to ensure our high standard for cleaning and keep cost low for our guests. If you are a little bougie (trust me its worth it for this property at this price) we recommend reserving the day prior if available for early check in. I also recommend checking in before sunset if possible. Most guests can check in at night just fine, but many units look the same at night if this is your first time to the property, so it can be an added hassle. Plus you want to make sure you get to take advantage of the sunset views on the back porch that first day if all possible.

7. What is your check out policy? Do you offer late check out?

- Check out is 11am. Unfortunately, again we are unable to offer late check out due to frequent same day check ins. Guests who check out late are subject to a $50 late check out fee if they are still in the property >30 minutes after the checkout time. Otherwise check out is easy and laid out. Like most private rentals we ask guests to take out the trash (dumpster in community), clear the dishwasher, etc. We also do make the small request that linens and towels be placed in the washer and the washer started. This allows our cleaners to finish the laundry after guest leave and continue to offer linens and towels to guests without an additional fee and keep our prices lows. Doing so allows our guest can continue to experience breath taking views in an updated property for a fraction of the price of a hotel.

- Also all parking passes must be returned by 11am. If the weather is gorgeous (which it usually is) and you are trying to get in a couple extra hours at the beach there is a town parking lot across the street where you can park for $20 a day.

8. Is the property really oceanfront?

- Absolutely! Views are largely unobstructed (literally just a couple houses prevent me from saying panoramic) from across the street of the ocean. However, since it is across the street, the pictures really do not do the view justice. I have been going to property for years and I still cant get over the views. We do a ton of cooking at the property because it feels like the ocean is in your living room when you are in the kitchen.

9. Does the property have easy access to the beach?

- Absolutely, less than 2 minutes from stairs to sand. But it is not private. The property has an extremely close public access through Freeman Park. Guests should be aware that Freeman Park is a drive on beach. Many locals and vacationers a like love to spend the day our there on the beach. It does not feel dangerous with the cars and guests have easy access to the no car side less than 100 yards from the beach access for added peace of mind. While most guests appreciate how this adds to the beach vibes of the community, there is traffic (largely parked vehicles waiting to access the park, again does not feel dangerous crossing the street like I’ve felt in Topsail or Wrightsville Beach.). However again if you want private beach access this may not be your perfect property. However if you would like to pay half as much as most oceanfront properties and use those savings to pour a couple extra adult beverages and watch the jacked up trucks get stuck in the sand with loved ones from the oversized front porch, then this is the perfect property for you. Also if you are not a sinner like me this is also the perfect property for you.

10. What limitations does the property have from being older and ocean front?

- Very few. I personally updated the house and have continued to improve the property over the last 4 years. We have updated the floors (no carpet, I literally hate carpet with a true passion), updated kitchen, new furniture (vast majority is handmade), fixtures etc. Humidity can be an issue being so close to the ocean, so doors sometimes swell during the summer. But if you pull down while opening they open easily. Also, with it being an older home you are subject to hearing some environmental noises, but again I think this is very common at most ocean front condos. They sometimes play music across the street at the Tiki Bar, but most guest including light sleepers sleep very well because the sound of the marsh and ocean is most of what you will hear. Finally, the Charleston style deck has a deadbolt that secures the property from the stairwell, however the locking mechanism on the front slider which opens to the secured deck (30 feet in the air) had to be removed due to damage from rust. We as owners frequently stay at the property and have never felt unsafe even in the peak of the summer because the deck is not accessible except through the deadbolted door (unless you used a 30 foot ladder or were a professional ninja). But in all seriousness we realize every guest has a different past and we are all a little more anxious these days so we do have added a bar that fits in the tract that secures the door for those looking for additional peace of minds. While <1% of the population may still not be 100% satisfied with or property because it is not a new build and dose have a couple miles on it like most oceanfront properties, literally 99% of our guests rave about the property. And honestly where I am in my life I would rather be overly honest, loss a couple dollars and only have guests that love the property then have someone who is unsatisfied. And if you are unsatisfied I have always worked with my guests to try to do the right thing. I believe this is why we have a 4.9+ star average rating after 90+ reviews.

11. Do you have age minimums for the property?

- Due to legal liabilities, we ask that all guests staying at the property to be over the age of 25 (excluding children). We leave it up to our guests to adhere to this policy and do not actively enforce. Ultimately, we just want guests who will respect and enjoy the property and not will draw unnecessary attention to themselves. Any reports of underage drinking or unruly behavior of any kind is subject to immediate removal from the property without refund. Like they told me my first week in college. Have fun, but not too much fun.

12. Do you have any recommendations for getting around?

- We recommend that guest bring their own vehicle or rent a car, preferably a Jeep when on Carolina Beach. We do provide 2 parking passes with each reservation. You will benefit from a car during your stay for dinner and non-beach activities. The beach and tiki bar are obviously very walkable. But the boardwalk where the remainder of Carolina Beach is a 5-7 minute drive away. There are some local taxi services mainly for when you have too many adult beverages. Uber and Lyft services on the island are limited, but I have not tried them recently.

13. What is the parking situation?

- We provide 2 parking passes with each reservation. Parking is available in the lot directly below the house. The only rule is do not park in front of the garages. Most everyone in the community is very nice and welcoming but a couple of the people who own these units with the garages come off as “get off my lawn” type until you get to know them. They are harmless but you have been warned. Overall though parking is surprisingly plentiful for an Oceanfront condo community. However, they will tow your vehicle if you do not put the parking pass in your car, especially during peak season.

14. Do you have any recommendations for food or activities?

- Absolutely. We have a welcome book that provides a list of all our favorite places in the Carolina Beach area to visit upon your arrival. However a couple of our favorite places to get you started include:
o Deckhouse- best grouper chowder in NC
o Fat Pelican- coolest vibe, most eclectic bar I know
o Wake N Bake- the bacon and maple syrup glazed doughnuts are worth the calories)
o Sea Witch Café and Tiki Bar- my personal favorite bar on Carolina Beach
o Kates Pancake House- my favorite breakfast joint
o Hang Ten Grill- my favorite lunch joint

- If you are Wilmington/Wrightsville area we also recommend:
o Indochine- where my wife and I had our first date. Amazing outdoor seating
o Blue Surf Café- best meatloaf sandwich ever. ? best sandwich ever
o Blue Water- best water views around

- Ultimately there are not a lot of bad bites in Carolina Beach or Wilmington. Just try to call ahead or get there early during peak summer because wait times can be 1-2 hours everywhere around dinner time. Also, if you happen to be looking for a good church while in town I recommend Port City Church in Wilmington. My wife and I went regularly in college and they always made me feel welcome (says the guy who just recommended a meatloaf sandwich, bacon covered doughnuts and several awesome bars).

15. What is the grocery situation?

- There are two main grocery stores on the island. There is a Food Lion and Publix. Food Lion is a little older. The Publix was built in 2019 or 2020. I like both. Food Lion and has good quality meat and overall lower prices. My wife likes Publix because she is a little bougie like that. But their prices are not bad either and their sandwiches are always good. Also there are couple smaller places to pick up seafood that we recommend:

- Cape Fear Seafood company- great crab and seafood pots
- Blackburn Brothers Fresh Seafood- super high quality fresh off the dock seafood, but they do close early.

We also really like the Veggie Wagon as well for premade meals and other local favorites.

16. What is the linen situation?

- We are happy to offer linens to our guest for no additional fee (which is not the case with most Airbnbs in our area). You will be provided with a freshly made bed, towels, kitchen towels and wash clothes. There is a pull-out queen couch that we do not provide linens for and will require you to bring your own linens if needed. We currently do not offer beach towels due to laundry limitations currently, so we recommend bringing your own or purchasing while here. As discussed above we ask that guest put all linens and towels in the washer and start the washer prior to leaving. We do charge a standard $20 fee per stained linen or towel to again try to keep costs low for our guests and continue to offer this service. We DO NOT currently utilize a hypoallergenic detergent so we do recommend bringing your own towels and linens if you have severe skin allergies, otherwise our guest for the last 2 years have been very pleased with this service.

17. What do I need to bring?

- Other than your favorite adult beverages? As discussed above we ask that guests bring their own beach towels. We also do not have an umbrella this season as the last several have been destroyed by the sand, humidity and Atlantic Ocean. So if you are pigmently challenged and and burn easy like me, I highly recommend bringing/buying your own umbrella or other shade device. There are many beach stores on the island to pick one up. Publix usually sell beach gear as well for added convenience. We also recommend Island Tackle and Hardware as they have shade devices and more (they take a lot of our money; we like them a lot). We were offering individually packaged bath soaps, shampoos, and conditioners with COVID, but we found most guests largely did not use so we donated these supplies to our local shelter. We try to keep community supplies of shampoo and conditioner on hand if you happen to forget. Dish soap and hand soap obviously are provided.

18. Do you have any beach supplies? Where are they located?
- While we do not offer an umbrella currently, we do have beach chairs, toys and games that are in a storage unit located at the back of the building (building A). There is a key on the welcome board to access the storage unit upon your arrival. To find the unit walk behind building A and you will see a path next to HVAC directly underneath our back porch. There will be a door with our unit number on it.

19. What kitchen supplies do I need to bring?

- We hope relatively few. My wife thinks she is a professional chief (watches too much Food Network), so we take pride in offering a fully functional kitchen including pots and pans, array of seasoning, oil, kitchen utensils and much more. Many of our guests have commented on how stocked the kitchen is compared to our competitors. The unit will also be stocked with a garbage bag in each trashcan, recycling bag, 1 roll of paper towels and 1 roll of toilet paper. These supplies are not intended to last the guest through their entire stay (especially for longer stays) so we ask that guests pick up these consumables when they stop at the grocery store.

The Breakers is a popular condo community with breath taking views, made up of 100 one-bedroom condos. It is a 75/25 mix of vacationers and full-time guests which leads to high energy community that maintains its class. Beautiful pool that is lively, but not ruckus. Close proximity to Freeman Park which is one of the few Drive-On Beaches in North Carolina which adds to the nostalgia and beach vibes. Across the street from a popular tiki bar featuring comfy bar food and drink specials that brings out the locals and vacationers alike. This community truly allows you to relax and enjoy the views or get a little loose. And when you need a little reprieve from the sun the large decks in the community allow guests and residents to enjoy the beach from the comfort of their front porch. For a really fun activity residents like to grab a couple adult beverage and laugh the day away with their significant other watching people get their jacked up trucks stuck in the sand. The rest of Carolina Beach has too many activities to list and 5-7 minutes by car. This property and community is one of a kind.
